Do you want to rent or sell a property in the Brussels-Capital Region? You must then have an EPC certificate drawn up before renting or selling your property.

The EPC (Energy Performance of Buildings) certificate informs you about the quantity of energy consumed or estimated during normal use of the building. It is established by an EPC certifier approved by Brussels administration for the Environment.

The index assigned by the EPC certificate allows future owners or tenants to compare the energy performance of different buildings with each other, and therefore the energy cost for the same use. It shows the energy class of the home on a scale going from A (very economical) to G (very energy-intensive). The document will also include recommendations for improving the level of energy performance of the home.

This energy score is calculated based on the insulation values of the roof, walls, windows and doors, the materials used as well as the heating, cooling and domestic hot water installation.
HOW DOES THE VISIT TAKE PLACE?
Here is some information to properly prepare for the certifier’s visit.

BEFORE THE VISIT
Prepare the necessary documents, the certifier will consult them at the start of the visit.
DURING THE VISIT
The visit lasts on average 1 hour for an apartment, 2 to 3 hours for a house. The certifier must visit the entire property to be certified. Measurements of all surfaces and glazing are taken. Access to the boiler is required.
AFTER THE VISIT
The EPC certificate will be sent to you within 4 working days (or more quickly if necessary) following the visit (provided that all required documents have been provided).
